Position Title: Property Manager

Position Reports To: Executive Director

 

Primary Functions

This is an entry-level position that will be the primary leasing agent for Redesign-owned commercial property and assist in the management of the commercial and industrial properties owned by Redesign, working closely with the Senior Property Manager.

Tasks for this role include marketing and leasing commercial space including drafting leases and lease renewals; engagement and coordination with tenants; day-to-day management of commercial properties including managing repairs and capital improvements; implementing leasehold improvements including tenant build-outs; preparing and monitoring annual operating budgets; and preparing multi-year capital replacement budgets.

The position also assists with the asset management of residential property.

Principal Duties

  • Working with the commercial real estate broker(s) on staff price, market, and lease available commercial space.
  • Participate in lease negotiation and renewals, including drafting, pricing, timing and payment for leasehold improvements and maintain open and clear communication and positive relationships with tenants.
  • Build relationships with real estate brokers and small business development professionals as well as other networks that support and interact with small businesses, to create a pipeline of tenant prospects.
  • Prepare annual operating budgets for each property.
  • Prepare long-term capital replacement budgets for each property.
  • Invoice tenants monthly for rent, CAM and utilities and assure timely payment and reporting.
  • Manage tenant information and payments in Yardi.
  • Bid, contract, schedule and oversee tenant build-out/leasehold improvements, maintenance and services for all properties and assure timely payment and reporting.
  • Nurture and maintain relationships with a broad range of contractors and vendors as needed to assure quality, cost-effective and timely performance of work.
  • Assist tenants in working with applicable governmental agencies on plans, permits, licensing, inspections, sign-offs and certificates of occupancy, as needed to assure timely occupancy.
  • Connect commercial tenants with other Redesign staff and support services for their viability and growth.
  • Contract for insurance with appropriate limits and coverages; monitor tax valuations and assessments and assure timely review and payment.
  • Review financials on a monthly basis to ensure performance within budget.
  • Support Redesign staff in evaluation of properties the Company is considering acquiring and provide represent property management interests as needed during the design and construction of new Redesign projects.

 

Required Qualifications

  • Holds active, in good standing Minnesota Real Estate Salesperson license or Broker license.

 

Preferred Qualifications and Characteristics

  • Interest in property management with an emphasis on commercial property.
  • Knowledge of small businesses and experience working in and with these types of businesses.
  • Financial analysis skills including accounting principles; budgeting; attention to detail and follow through.
  • Demonstrated ability to build and sustain relationships with an economically and culturally diverse population, including tenants, businesses and other staff; ability to work as part of a team with other staff members and under the direction of senior staff.
  • Strong written communication skills including the ability to read and understand leases and contracts and a habit of confirming communication in writing.
  • Ability to recognize and implement high-quality maintenance and repairs.
  • An open, engaging work style, a good sense of humor and a balanced perspective.
  • Strong computer literacy in MS Word, Excel and Outlook; familiarity with Yardi a plus.
  • A positive attitude toward community engagement and willingness to make presentations at community meetings and other public venues.

 

Hours and Compensation

  • Hours: Full-time exempt, salaried, position.
  • Compensation: Salary range: $55,000 to $65,000, based on qualifications and experience.
