In early 2014, Redesign began working with RNW Properties, a new property owner which had recently acquired the former Falls Hardware at 4008 Minnehaha Avenue. The building was in need of serious structural repair and shared an exterior wall with the adjacent 4010 Minnehaha, a long-abandoned and delapidated structure, which posed a fire hazard and had a negative impact on the entire block. Redesign worked with the City of Minneapolis to have 4010 condemned and demolished, making way for a dramatic overhaul of 4008 Minnehaha.
Redesign assisted RNW Properties with preparing a professional operating and development pro forma and commercial lease, connecting them with a design consultant and contractors, reviewing plans and bids, and finally recruiting and vetting a suitable tenant for the space. A Façade Improvement Grant through the City of Minneapolis Great Streets Program helped pay for new windows, siding and signage. Through the collaborative effort of Redesign and this newer property owner, a building that had serious deferred maintenance has been stabilized and beautified, and has a stable tenant.
The commercial tenant, Time Bomb Vintage, is a start-up resale store that provides customers in Minneapolis and Minnesota with a wide array of fun vintage fashions and products for the home. They carry an assortment of antique collectibles, including toys, advertising pieces, food packaging, pop culture pariphenalia and have become active members of the emerging cluster of vintage and reuse stores that make up the “Minnehaha Mile.”
After the building to the south was successfully demolished, RNW was able to purchase that lot as well. Redesign recruited Growing Lots, a neighborhood urban farm, to lease that lot for additional growing space, beautifying an otherwise vacant lot and enabling the farm to increase its production in a mutually beneficial arrangement.
