SEWARD LONGFELLOW GREENWAY AREA LAND USE & PRE-DEVELOPMENT STUDY (2004)

The planning process led by Redesign to work with Seward Neighborhood Group, Longfellow Community Council, and local businesses to identify parameters for the redevelopment of 3 specific areas along the Midtown Greenway; the above-grade Greenway in Seward and predominantly industrial adjacent uses presented a unique challenge to balance conflicts between valued businesses and jobs with adjoining residential uses.

The community identified 3 sites as likely candidates for redevelopment and held design charrettes for each; evaluation of the sites included market analysis, zoning and land use review, preliminary design (scale and massing) and financial proforma analysis. North-south connections were also planned to connect with Franklin and East Lake Street nodes.
